Taylor Wimpey is preparing an application for around 140 new homes on Marlborough Road in Walton, Stone.

Before finalising and submitting an outline planning application to Stafford Borough Council, we are inviting the community to comment on our proposals and share their feedback.

The Site

Taylor Wimpey’s proposals would see the delivery of around 140 new homes at land to the south west of Marlborough Road, Walton, Stone. Affordable new homes and accessible green spaces will be delivered for local people where they are needed most.

The site would deliver new homes of varying types and tenures to meet local demand, providing local people with new options to live in the community they love.

Site Context

  • Taylor Wimpey’s site is located on the south western edge of Walton, a suburb of Stone, Staffordshire.

  • The project will deliver around 140 much needed new homes, alongside new green spaces and public areas, designed to encourage outdoor recreation and promote well-being.

  • The site was allocated for development in the emerging Local Plan. Whilst this process has been suspended, the Council has assessed this site through the allocation process and has deemed it to be a suitable location on the edge of Stone for high quality, new homes.

  • The development will meet the policy-compliant level of 40% affordable housing.

  • The project is designed to bring significant benefits to the local community. New homes at this location will meet local demand – Stone and Staffordshire has a growing population and a need for high-quality, well-designed homes. This development will help address local housing needs, including affordable housing options. In addition, new homes can support local services and amenities – increased numbers of residents can help sustain local businesses, schools, and healthcare facilities, ensuring that they remain viable and well-funded.

    Alongside the new homes, the site will unlock new publicly accessible green space on a site that is currently unused for recreation.

  • Taylor Wimpey is committed to minimising disruption and working closely with the community to address any concerns. Typical measures to mitigate negative impacts include:

    • A carefully planned construction schedule to reduce noise, dust, and traffic congestion.

    • Proactive engagement and public consultation with residents and elected members to ensure that local voices are heard and that potential issues are addressed at the design stage.

    • This website is a dedicated consultation platform providing information and ways to leave feedback.

    • An in-person consultation event will take place from 1-7pm on Thursday, 8th May at Walton Community Centre, providing an opportunity for face-to-face discussions with the project team.

    • Leaflets and social media adverts will be used to promote the consultation to the local community.

    • Feedback gathered through these channels will be reviewed and considered before the submission of the planning application.

  • The development will follow best-practice urban design principles, ensuring that the new community is:

    • Sustainable – the layout will prioritise walkability, cycling, and access to public transport, reducing car dependency.

    • Well-integrated – the site will be designed to connect seamlessly with existing roads, services, and public spaces.

  • Yes, the project has been designed with a strong focus on environmental sustainability. Planned features include:

    • Green infrastructure – the development will incorporate new open green space, tree planting, and nature-friendly landscaping, creating wildlife habitats and delivering a 10% biodiversity net gain.

    • Sustainable transport options – new cycling and walking routes will be integrated into the design, encouraging greener modes of travel.

    • Energy-efficient homes – the new homes will be built using modern construction techniques and may include features such as solar panels, enhanced insulation, and low-carbon heating systems.

    • Water management solutions – Sustainable Drainage Systems (SuDS) will be used to reduce flood risk and improve water quality.

    • Carbon reduction measures – Taylor Wimpey is exploring ways to minimise carbon emissions during construction and long-term site operation.

Project Timelines

  • The project team is preparing an application and is anticipating to submit it in Summer 2025.
